Aspen Ridge Seeking Rezoning for Five Crosstown Towers up to 60 Storeys

October 8, 2026

Aspen Ridge Homes is seeking greater height and density across four blocks of its Crosstown Community on the northwest corner of Don Mills Road and Eglinton Avenue East, proposing five Core Architects-designed towers ranging from 42 to 60 storeys with a combined 2,540 residential units.

The Official Plan and Zoning By-law amendment resubmission covers what are dubbed Blocks 4, 6B, 6C, and 7 on the sprawling site, introducing Crosstown’s tallest pair, replacing 6B’s approved mid-rise and townhouses with a tower, and increasing 6C’s height. A separate resubmission addresses Block 6C’s Site Plan Approval application.

Addressed to 844 Don Mills Road and 1150 Eglinton Avenue East, the blocks occupy approximately 2.06 hectares north of Eglinton, straddling Mike Palmateer Road just west of Don Mills. The vacant parcels have served as construction staging areas amid the former IBM/Celestica campus’s mixed-use redevelopment. Residential blocks are emerging north and west, while the completed Crosstown Place office building is right on the corner at Don Mills and Eglinton, and connected to Don Valley station on Eglinton Line 5.
